Excellent location. The restaurant has excellent exposure and is located steps from the main entrance (The Arch) to the University of Georgia (UGA) in downtown Athens.

We have a very loyal local customer base. This is important in a college town, as local traffic keeps sales figures up when UGA is on break.

There are many events throughout the year that give significant spikes in sales including 6-7 home football games, a huge international bike race drawing tens of thousands, G-Day spring football (last year’s attendance was ~95,000), a summer 5 day music festival called Athfest as well as several smaller music festivals throughout the year, many conferences and conventions at the Classic Center located 4 blocks away, on-campus conferences drawing out of town guests, etc.

Downtown Athens is pedestrian friendly. Within walking distance there are 7 hotels (Holiday Inn, Holiday Inn Express, Courtyard by Marriott, Hilton Garden Inn,, Days Inn, The Graduate, and the nationally acclaimed Hotel Indigo) operating, and another under construction. Three major student housing apartment complexes and several smaller ones are located within walking distance and a ~1000 bedroom apartment complex located 4-5 blocks away will open Aug, 2017.

Several music venues are located within 4 blocks, including the internationally recognized Georgia Theater and the 40 Watt Club. These venues provide a steady flow of music talent drawing potential dinner customers from UGA, surrounding counties, and from all over the southeastern US.

The labor market in Athens is very good. The university and the local music scene provide a constant source of high quality, self motivated employees. I have owned restaurants in two other cities and the labor market in Athens is the best I have worked with. I believe this is a major reason that several restaurant chains have started in Athens.

Crew has a manager who has been working here since the 80’s. There are several cooks/supervisors and two waiters who have been with us for over 10 years. Most of the crew is cross-trained in most aspects of the day to day operation and can man multiple positions. Generally, our turnover is 1-3 people/year. Very stable.

Sale due to Retirement.

There are several areas outside of downtown Athens that are perfect for opening additional franchise units. Attaining the rights to expand in the area should be easy for the right franchisee. This would give a buyer the ability to capitalize on the already great reputation of the restaurant. Also, the current, highly experienced crew could be utilized to fill management positions in new units.
