The Shumacher Group, Inc. has sold The Pub. The Pub is located at 3902 Hwy 78. Snellville, GA 30039. The Shumacher Group, Inc. for the fifth time has represented this Seller in the sale of one of his restaurant businesses.

This Tavern Sports Bar Restaurant has quickly become a neighborhood favorite. The menu features American favorites like burgers, wings, soups, salads and some entrees. The restaurant is located in a freestanding building on the busy highway near a main intersection.

Monthly Gross Revenue: $30,000 to $40,000 per month.

Owner is pulling out approximately $10,00o plus per month.

Facilities: This Tavern Sports Bar Restaurant is located in a 2,100 square foot freestanding building with its own free parking lot in hi traffic Metro Atlanta Suburban location. There is also a gravel space behind the building for overflow parking. The brand new patio extends the length of the front of the building. The landlord has offered the building for sale. Currently, the owner only leases the upstairs although downstairs is available and there is room to expand by adding pool tables, additional dining, etc. There is also a large metal warehouse building behind the restaurant that would be included in the sale or could be leased as well.Lease: The current lease has 2 years remaining with three, three-year-options to extend.

The monthly rental rate is only $2056.00 per month!. There is no CAM charge although the tenant is responsible for 1/3 of the property taxes which are estimated to be $7,850.00 per year with tenants share being $2,616.00 per year. It is believed that an on-site owner-manager could both increase revenue and reduce operating costs to effect very attractive bottom-line results.

Growth and Expansion: In addition to improvements in operations, as noted above, there is tremendous potential to grow revenues through offering catering and delivery. Support/Training: This restaurant is an absolute turn-key operation with full management and staff in place.
